152: The 90 Day Sprint

The kids are back in school, summer is winding down, and suddenly we're looking at the calendar thinking... how is it already Q4?! đŸ˜‚
Instead of panicking and trying to reinvent our businesses before the end of the year, we're talking about a different approach: 90 days of doing more of what we already know works.
We're breaking down a simple 12-week plan focused on conversations, follow-up, staying visible, and taking really good care of the people already in our world.
No new CRM. No rebrand. No chasing every shiny new lead gen strategy.
Just the boring, relationship-focused work that actually moves the needle.

Do we wanna say that we have ninety days left?
SPEAKER_01Yeah. I so okay. This is getting ready for the last ninety days, I guess. So we're giving you a heads up. We're not in the last ninety, but it's coming and with the way this year is going, it's gonna be here before you know it, because I swear to God, Fourth of July was last week.
SPEAKER_00Right, right. Now you have time to plan and prepare because what do they say? Proper prior planning prevents poor performance.
SPEAKER_01Right. I say I say your failure to plans, not my emergency.
SPEAKER_00I love that too. Yes. Okay. So ultimately, quarter four is coming up. Quarter four starts. I always think it starts in September. It doesn't. It starts in September. You know why? It is right around the corner.
SPEAKER_01Here's the other thing, and I think we maybe did an episode on this last year or the year before. Um I have seen a lot of people say, Don't wait for Q4, don't wait for the new year. The start now. That September, that end of August, whenever your kids start school, that's also a great reset time. And you guys today on the first got an episode about back to school and how things are changing. So this might be a good time to look at your goals to maybe say, you know what? I don't go January to December. I go September to August because that's when school is, or August to July. Maybe now is where you restructure your goals and this end of year. Okay, so for this fiscal year, however, calendar year, yes. But maybe also use this as let me look at my new goals. What what am I what do I want next year? And maybe you're just saying, you know what, it makes more sense because I do have kids in the family for my annual goals to follow the school year calendar.
SPEAKER_00Yeah, because it I do think that people start January, right? They start cleaning out their database, they start doing those things, and then by the time they start ramping up for the new year, you're halfway through quarter one or all the way through quarter one. So if you're setting yourself up the end of the year, right, we're gonna start that first part of the year off strong because we've talked about this before too. What happens, what you do today affects you 90 days from now, right? So the stuff that we're working on, the business that you're building today, should be closing out the beginning of the year, hopefully. But this is not where we start like, you know, uh squirrel shiny object syndrome. Let me try this new CRM, let me try this brand new thing that I've never done before, let me try this lead gen that somebody else did and was really successful at it, right? We are treating the end of the year as your sprint, right? We're running to the finish line.
SPEAKER_01And I think look back at what has been working the best all year. What is it that's bringing the business in or keeping the business consistent? And focus on that one thing. Pick one thing. What is the one thing if I did it for the next 90 days would have the biggest impact on my business?
SPEAKER_00Yep. And last year it's episode I'm looking it up. It's episode 91. Episode 91 is our book review on the one thing, the book. Um, and that was a really, really good book to read. It really kind of like we're so easy to water ourselves down. And I think that was the biggest thing that I took away from that book is multitasking is a lie, right? We're very good at it, but you can never really give a hundred percent of yourself if you if you're watered down over 1200 things. Ask me how I know between volleyball and softball, and you know, you can't give 100% in everything all of the time. It just doesn't work. So they have built very, very successful businesses and successful agents across the country. So yeah, he knows what he's talking about in that book. So go ahead and take a listen to that episode and grab you a copy of the book. It's very good. But ultimately, I think that that's the first thing that you need to focus on for your next 90 days, night, right? We're not trying to pick up 12 new things, we're not trying to um, like I said, new CRM system, new whatever. Look back at maybe the last quarter or the first two quarters of this year and see where your business came from this year, right? Because this is a different market than last year. This is a different market than two years ago. What is working for you this year? What's working for you right now? What will continue to work for you in the next 90 days? And focus in on that one thing, right? Is it ultimately, ultimately, it comes down to the conversations that you're having, right? The more people you talk to, the more business you will ultimately have. I think it's about deciding which road, which path you're taking to those conversations, right? Is it your SOI, your sphere of influence? Is it um dialing for sale by owners? Is it um calling expireds? You know, there's there's a million different roads that you can take to get to these conversations, but ultimately it comes down to conversations. I was in a training, and I don't remember which one it was, that basically said, like, we there was a time that you could have five conversations a day and have a beautiful business. And then in the past year, it's been 10, and now coming into this next year and the next like 18 months or so, they're saying it's gonna be 20 conversations a day that you need to have because things are slowing down, right? When winter is not is coming, but winter technically is, I mean, already here as far as that goes, because you're having to have those conversations. It's not the media telling everybody now's a great time to buy and sell, right? You're having to have those conversations, and sometimes those conversations with those people actually say now is not the right time to buy or sell for you, right?
SPEAKER_01Right. And and if you are in a winter season, no you're not alone. I have had conversations in the last two weeks with agents all around the country, and they are all telling me the same thing. Their listings are sitting, it's priced correctly, the market's just taking forever, buyers are taking their time. I thought it was just me. It's not. So no, you're not alone in that. But also, what's the plan? Are we switching to trying to be more buyer heavy? Are we like, what is it? So maybe this is we're taking that one thing, but also looking at transition of okay, we know this has been working to get this new type of client I need to focus on. So maybe it is a little different, but just do the one thing.
SPEAKER_00Um, don't pick five different things. Well, I'm going to call for sale by owners for listings, and I'm gonna talk to the PTA and try to be more involved with them to try to get buyers, right? Like, we're trying to be very tactical, very focused on one thing, right? Because that's easy to measure if you're you know in six different things in six different ways, tracking that and being able to say this is what I got from this lead gen source is a little trickier.
SPEAKER_01Right. Yep. And and still like even if this isn't your main focus, but the follow-up is the important part. Like I know an agent who did the calendars, the cat school calendar magnets. Um, and when I asked her, okay, what's your follow-up plan? She just kind of looked at me.
SPEAKER_00And I was This is the funniest thing. It's funny you say this. So a friend of mine went to a build convention. They've been, there's been a few of them over the country in the last couple of years. But one of the talks that was at this most recent one, they were going over stats for agents and things like that. And it 85% of agents do not follow up. Do not follow up. Let that sink in for a second. And that's why, that's why when I was building my business as a new baby agent calling for sale by owners, I was so successful because I didn't have anything else to do but call those people back. Right, right. Every week until they were like, dang, this girl just don't give up. Maybe, maybe we'll list with her, right? Because so many people, like, oh, well, I called. They said they weren't interested in talking because they've decided to hold on to the property or that they've talked to 10 agents today, or that they had a bad experience and then they never call back, right? Or somebody says, Hey, I I think I'm going to buy in six months. I just, I don't know if I can get pre-approved, right? Oh, great. Well, let me know when you're ready. And then that person is, you know, clicked on a on a button on a website and now they're connected with somebody else and they had no idea what was happening because they were just trying to look at a pretty house.
SPEAKER_01Right. Right? And and like, or mine, I was literally talking to an elite agent about this yesterday, and I said, I'm just always afraid that I come across as pushy. And he said, So Wellessie, you are a little pushy. Well, in certain situations, yeah. Um I'm not gonna deny that. But I like I hate I said like I hate when I hate being cold called. I hate when like car salesmen are pushy, or I say, Hey, I'm not making a decision today, and they keep like that drives me. So I don't want to be the agent that's calling too many times. And one of his tips was So tell them when you're going to call.
SPEAKER_00Yes.
SPEAKER_01Tell them, you know what? I'm gonna go home and crunch these numbers from this listing appointment. I'll call you in 48 hours and we'll review it. Or I'll I'll have it to you in 24, but let's meet in another day or two. What day works for you? And I was like, that takes it off because then I'm not just blindly following up. Because that's where I'm like, I don't like doing that. So find a strategy that you're comfortable with and that's effective.
SPEAKER_00Um as long as you as long as you stick to that plan, right? Because if you tell someone you're gonna call them on Wednesday next week, you best call them on Wednesday next week. Right.
SPEAKER_01And if you can't for some reason, you need to send them a text or an email and let them know, hey, this is why, and I need to reschedule because and it better be something damn good. It can't be, oh, I I decided to go get my nails done. Like, no, honey. Um But yeah, you have to have so if you've done the calendar magnets, like my follow-up plan for that is I started a monthly newsletter for our county. I I literally just wrote it down, like I need to get that out today because I was working on open house and a price reduction yesterday and didn't get to that. So that's gotta get done so it can go out this afternoon. I can tell you exactly what I'm doing when we're done with this recording. Um but that's my follow-up plan. Or like I put in when I sent out the link again for the extras, I added a field do you have any questions about real estate? I didn't put are you thinking of buying or selling? And I have people with questions. So I'm going to call them and say, Hey, you said you had a question. If now's not a good time, can we schedule a time? Let's go grab a coffee and talk about how this all works or what your options are. Um, but you have if you don't have that follow-up, what was the point? They're gonna get your magnet and it has a QR code, and and I'm not I'm using the magnet as an example. I'm not trying to shame anyone, it's just the most recent thing in my brain.
SPEAKER_00It was a big one this year. Like there was a people were loving the calendar magnets this year. So if that was not on your radar, put it on your calendar for next year because it was a huge hit.
SPEAKER_01Or if you have extras, repost it because I've reposted mine once and I'm going to do it again today and say, This is how many I have left. Like, there's a limited, like if you didn't get one, now's the time. Because I do have some extras and I would like to get them out there.
SPEAKER_00Um also you can stop by if you are a part of a specific school. Like last year I had extras and I left them in the office, and people that stopped in, they would just grab a magnet and they're floating around. I don't have the contact information for those people, but there's QR codes on the magnet.
SPEAKER_01So if they Or like I dropped them and I stapled the insert for the envelope to the ones that I'm dropping, so they have the other QR code to sign up for the monthly newsletter.
SPEAKER_00Nice.
SPEAKER_01So okay, so it's and and I'd rather have them out there with a random QR code than nothing.
SPEAKER_00Absolutely.
SPEAKER_01But for the people they got mailed to, the people that signed up, have that follow-up plan.
SPEAKER_00Um, I think that that leads into the showing up part too, right? Because now those people are in your ecosystem. Whether this is from a lead magnet like this or our 90-day hustle of like starting those conversations, right? Bring them into your world and chit-chat with them. And that it doesn't, we've talked about this a million times. It does not have to be, hey, do you know anybody who wants to buy or sell real estate? Right? Hey, I saw, you know, little Timmy is starting kindergarten this year. That is a big year. I remember how crazy that was and how exhausted they were after school and whatever it takes. And then you're just having conversations because you are a person. You're not AI. Right now, and there was another stat and I forgot, but the number of people who are looking for that true interaction with people is off the charts, right? Because everything has become so automated and so computer generated that they are just looking for, I hate the word authenticity, but they are looking for humanity. So showing up doesn't have to be, you know, just repeat repeated sold under contract. You know, showing up can be your monthly newsletter, it can be a weekly email, it can be a postcard that has, you know, the five best places to get pancakes in the county, you know?
SPEAKER_01Getting them into your social media where the stuff from the newsletter and the five best pancakes are. I have I've been I realized, I don't know what, a month ago now. Hey, I'm always end up eating out because I'm busy. Why am I not documenting and sharing this?
SPEAKER_00I have seen you eating some food recently.
SPEAKER_01Wait till you see the one where I'm mingling.
SPEAKER_00Why is Alyssa eating a burger?
SPEAKER_01Right? But so, and this is the this agent made fun of me. She's like, She was with me when I was trying to do the Ruben, she's like, Oh, look, there's my molars. Hey girl, I I know you listen. I'm not making fun of you. I'm making fun of me. But I pointed out to her, I said, okay, so let's look at this. So that $8 burger has 3,300 views on it right now. That, let's see, um the speakeasy I posted, 11.6. Yeah. The zebras I stumbled upon, 3,000. And this is just on Instagram. This isn't on TikTok and Facebook.
SPEAKER_00Well, let's say that's all, especially if you're posting local content, right? They might find you and not be looking for a real estate agent, but they might find you and then be like, oh wow, she sells real estate, right?
SPEAKER_01Right. And so to put those numbers into perspective, because some of you are probably like, that's nothing. I get back. Okay, good. That's awesome. Good for you. That's not mine, it was 580 views, 400. Um, I've had a couple that have gone stupid crazy, but like I was getting maybe a couple hundred if I was lucky.
SPEAKER_00Well, because and people will say this too, and this is not necessarily a 90-day part of what we're talking about, but in this instance, like the vanity metrics aren't always what you should look at because it should be quality over quantity, right? So if it's reaching 500 potential buyers that might fill your pipeline for the next three to five years, that's great, right? But if you're just reaching, I say just reaching 35,000 people and none of them are interested in real estate, that's not helping you grow your business, right? Right.
SPEAKER_01But that's where I think doing more of that local content, like you said, yeah, look at this chicken Caesar app, look at this cheeseburger, they stay. I've also gained more followers, so those people will be around for the other stuff. Yeah. And the way I look at it is if 5,000 people suddenly showed up at my open house because I'm offering chicken Caesar apps, like y'all, what would you do if that so think of those posts as your open house? Yeah, but also have that follow-up plan. Like one of my posts was the calendars. Hey, after I reviewed the Gaston County restaurant, I reposted those calendars. Here's the link in my in my bio. Come get one. So then they come in to like, but anyway, back to our topic. Here is your 12-week framework.
SPEAKER_00Time out. We I we missed one.
SPEAKER_01Did we?
SPEAKER_00I want to say, yes. So the next part of that, and I'm just gonna feed off, like we're showing up, right? But then you want to take care of your people, take care of your people that are in your circle, your past clients, your, you know, the parents at the school drop-off. I know I do a lot of kids stuff, but that's just that's my own group of people, right? So if, for example, Alyssa's reviewing chicken sees her wraps and she's like, guys, I got a $25 gift card to this place downtown, right? I would love to give it to somebody who, whatever, right? Give a reason. Then people are commenting, tagging people in your post, and then you give away a $25 gift card, right? Or somebody just comments on your post and you don't say that you're giving something away, and then you just surprise drop them a gift card, right? Go try it for yourself.
SPEAKER_01Right.
SPEAKER_00Those things people remember again, circling back to that like human element of being a human, people remember that more than just your postcard showing up in the mail. So I think the four things in whatever type of lead gen you need to be focusing on is you're you gotta have to you have to have the conversations, you gotta talk.

SPEAKER_00You gotta follow up, show up, and take care of the people that you have. Right?
SPEAKER_01Exactly.
SPEAKER_00That's the biggest thing. Four, and you know we love our 12 weeks, so here's your 12 weeks last quarter, guys.
SPEAKER_01And we're giving it to you in September so that you can figure out what it is and hit the ground running in October, or so you can start early and enjoy the holiday season. I was talking to another agent, like, why do we all wait till the holiday season to work on things and clean things up? Yeah. Maybe that's one of your things. Like I said, I work when I'm sitting around doing nothing at night, I jump into my CRM and I clean up contacts. If I'm just sitting here watching a stupid movie, let me get this out and do it. So don't wait all till the holiday season. But maybe if you start some of this now, you will have a relaxing holiday season where you're not cleaning things up. So week one through four, we are reconnecting. Clean up that database or go through your old calendar dates and your contacts in your phone. Talk to people, find a reason to re-engage with them. Even if it's just like you're looking at their Facebook and you see, oh, they went to Darien Lake this summer or six uh Cedar Point. I got I Disney World, something. I feel like I need to pick a national one because no one will know what Darien Lake is. Um but even if it was a month ago, you can send a message and say, Oh my god, I just your your stuff came up in my feed today. A little white lie, but I saw y'all went to Disney World. How like it looks like you guys had a blast. What was your favorite part? Starts the conversation.
SPEAKER_00People have liked and commented on a post this week that I posted in April. So I don't know how that started recirculating again, but it did. So reconnecting with people is so important, and I've shared the the pluses of reconnecting with past clients too, right? Um, I've shared, I think it was two Thanksgivings ago now, that I texted one of my very first clients. I hadn't talked to him in years, and he was like, hey, by the way, I actually am looking for some land. And we've done three more deals since then, right? We love that. I sold a house last week in a little neighborhood, and I had sold a house in there two years ago now. And um I texted those people that sold. They sold and moved to the beach, right? They're not in my immediate world anymore. But I texted them and said, Hey, I just sold a house in your old neighborhood and I drove by. And I told them the address or whatever the house. And I was like, I thought of you guys. I hope you are loving your life in Wilmington, right? And she almost immediately texted back and was like, Oh my gosh, I'm so happy to hear from you. We missed that house. Like, this was the house that it was their dream house, their forever house. They built, they designed like the whole thing. They've lived there forever. So she uh was like, I was just talking to this lady that lived in their old neighborhood around the corner, and she thinks she's gonna be retiring to Florida. So I sent her your information and I was like, see, but would she have, I don't know if she would have sent me, sent her my information if I hadn't just been like, hey, I drove through your old neighborhood and saw the house. It's still standing, you know. Hope you guys love the beach. You may think, and I think the problem is is we think about it too much. It's been too long, right? I haven't reached out in so long. It's gonna be weird, but it's not. It's not. They are so busy with their own lives, they care far more about what they have going on than what you have going on. I know for me, I have friend groups that that chat will be unactive for six months, and then somebody will be like, hey, miss you guys, right? And then all of the sudden we are, everybody's chit-chatting. You want to stop and get coffee? Can we do this? And it's like, no time has passed at all. Stop overthinking it. Send the text message.
SPEAKER_01Yep, send the text message. And it can be something simple like that like, hey, I drove to your neighborhood, or hey, I for me, it's like I was at this ice cream place and I know you love this flavor, but that's hard to find. They have this, you know, or something, or I have a Former client, they have Dachshunds. So when I find like a super cute dochin thing, I text the turn to say, Hey, I found this at the store if you're interested.
SPEAKER_00You know, like super, it's easy.
SPEAKER_01Yeah. It it could even be just start doing birthday cards again. I found the ones from August, I couldn't find them. I knew I had mailed the the long distance ones, but the local ones, I was trying to get a local gift card to slip into them and I got them and then couldn't find the cards. I found them in my car the other day and mailed them. Guess what? Stroke up conversations because I was like, so sorry that was late. Here's what happened. Um but yeah, start that follow-up and then weeks five through eight, that's where see if you can turn those into appointments and opportunities. See if those conversations are continuing or there was something they said. Um that follow-up of, hey, you mentioned this. Do you want to sit down and chat? And it may just be getting coffee, it may just be, you know, or even just meeting at your office or the library or something to have a conversation of, yeah, this is what we're doing in two years. But that like that is still okay.
SPEAKER_00I think people they forget that, like, I mean, you plan on being in business for more than two years, right? I hope so. I mean, I could get hit by the biggest. So people are like, whoa crap, they're not thinking about buying until 2027 or 2028 or when little Joey graduates high school or any of those things. Those are still people to fill your pipeline, right? If you are taking care of your people, if you are like having those conversations and keeping them involved, they will be there. They're still going to buy. And sometimes I've had those people that are like, oh, I'm not buying till next year. Buy this year, right? Yep. It's one of those things. And the tail end, of course, we like to reevaluate and see what's going on, but double down, right? We're coming into the holidays. That's the other thing. The end of this stretch, we will be talking about the holiday season where a lot of people just like, you know what, we'll start again next year. I am going to challenge you. And I'm not telling you to not be there for Christmas or not to enjoy Thanksgiving, right? But there are plenty of days in between Thanksgiving and New Year that you can double down, that you can do the work because it's only going to set you up that much better for the next year because people are just starting at that point, right? And you're gonna be 12 steps ahead, and the holidays are the best and easiest and most widely accepted reason to reach out to people in the entire universe.
SPEAKER_01Right. And yeah, and if, like you said, if you are doing at least some of the things, I because I remember a couple years ago, I was at a broker open and in the fall, in like it was before Thanksgiving, and I heard an agent say, Yeah, I take November and December off. I don't work these months. And I was like, What market does that lady work? Because I'm gonna go start finding it right now.
SPEAKER_00Because I was like, All right, and that was my first thought was so do you have to like and I think she was established in the business, and so maybe you know, she's not prospecting or doing things then, but um listen, once you earn the ability to do that, I know an agent personally that traveled for 13 weeks last year, right? And has a double the size business that I have because when she works, she works, right? And her consistency is uncomparable, unbeatable. She is just she loves on her people hard and say when she is working, when she is when she's in that zone, she's in that zone. But that also gives her the ability for while she's with her family, she's with her family.
SPEAKER_01Exactly.
SPEAKER_00And I listen, that is a beautiful business. Yep, I love that.
SPEAKER_01Yep. So here's the last piece. You need to create a scoreboard or a scorecard or some type of tracker. Tracker because and I think we've we've talked about this before. Like one of our things was auditing your time, and you actually write down or track in your calendar what you actually I learned the hard way. I watched a lot of TV at the beginning of my career and wasn't doing the things I said I was doing um or thought I was doing. So try every Friday or whatever day works for you, because you know, some people they have a a work schedule that's more like Saturday through Wednesday, and they have Thursdays and Fridays more available. Whatever it is at the end of your your week, um, look at track your conversations, track your follow-ups, your appointments. Sorry, Roxanne is wants to be interactive today. Um, your contracts, closings, thing like just relationship touches. It doesn't need to be super complicated. This should take five, ten minutes. That's it.
SPEAKER_00Yeah, if it takes you 45 minutes to fill out your dramatic spreadsheet of who and why and when, you're you won't do it. You want to make it easy enough that you can literally maybe it's a piece of graph paper. Maybe you maybe you set something up, all you techie people with Claude right now. For you for Claude to ask you like four questions on Saturday afternoon and you give it to them and then they generate your little sh tracker.
SPEAKER_01Right. Or maybe it's because I have for certain things, I have a steel trap for a memory. Don't ever ask me what you've done wrong to me because I can tell you every every detail. But for things like this, I'm not very good at being like, what did I do on my I don't freaking know. Like, literally, my mom yesterday was asking me what I did for the day, and I was like Great question. I don't know, I've been at my desk. Why what? Um, but maybe design something, even if it's just a spreadsheet, that you just have a daily tracker. So at the end of the week, you just total it. So as you make that phone call, it's a hashtag. There you go. Like, or a hash on a hashtag. Like, we've got this. Um it doesn't have to be super complicated.
SPEAKER_00No, it doesn't. But here's again, and we'll wrap this up in a minute because we're doing really good on time today. Look at us go. What we're not doing is rebranding. Okay, please do not make another Canva logo. You don't need it. Don't change your colors. None of that. We're not getting a CRM. We are not joining that $97, you know, course that's gonna take three days next week that you're not actually gonna pay attention to and you're not gonna do anything with, anyways.

SPEAKER_00And we're not rebuilding things that aren't broken. If it's working, if you're using sticky notes and an old-fashioned legal pad and it's working for you, great. Don't put it into a spreadsheet if that's gonna stress you out more than the system that's working for you.
SPEAKER_01Exactly.
SPEAKER_00We are using what's working, we are amplifying it. That's it.
SPEAKER_01Right? And just and just ask yourself, did I do the things that create the business I say I want? Not did I finish my to-do list, not did I do it perfectly, did I follow up? Did I have conversations? Did I take care of my people? Is are you doing the things to build the business you say you want? And if not, then maybe we use part of this time to adjust what we want. Or reevaluate for what you because it's right. I think the other thing is if it's that hard for you to do those things, maybe those aren't the right thing, like even though they're successful, maybe they're not what you like, and maybe you'd be more successful if you figured out what you did like.
SPEAKER_00This would be such a good episode. I think we need to do one on what you're like everybody says, you know, what's your why, right? And it's always, I want to retire my husband, and I wanna, you know, spend more time with my kids, and I want a vacation in Florida. And sometimes those things are exactly it, but I know so many people who say, I want to retire my husband. I wanna like, and they don't mean those things. That's not what motivates them in the morning, that's not what rolls them out of bed, right? Sometimes a why is a little selfish. And I think that we should kind of normalize that too. You don't have to say this is my reason because that's what everybody else says their reason is. Being honest with yourself and working for something that actually excites you and motivates you makes that job so much easier. But that's another podcast for another day.

That's a why for me right now is like, yeah, I want to feel like I'm not that doesn't feel like a splurge. That feels like a yes, I can do this.
